Hong Leong aims to set new standards in innovative green homes and offices
A SOLID TRACK RECORD The Group entered into property development in the 1960s. Hong Leong Holdings Limited (HLHL) was established in 1968 as the main real estate development subsidiary of the Hong Leong Group Singapore. In the early 1970s, HLHL and parent company Hong Leong Investment Holdings Pte Ltd bought a majority stake in City Developments Limited (CDL). Today, while the two companies operate separately, they and other property companies within the Group have also collaborated on numerous successful projects, including The St. Regis Hotel & Residences in Singapore, which won the prestigious FIABCI Prix d’Excellence award in the hotel category in 2009, and the highly coveted The Oceanfront @ Sentosa Cove.
The Group’s stellar track record is evident in its significant portfolio of more than 130 quality residential properties and over 100 commercial and mixed developments. The Hong Leong Building was one of the tallest buildings in the Central Business District (CBD) when HLHL unveiled it in 1976. It has since served as a key reference point in the CBD, even as the landscape around it continues to change. The building has undergone several major refurbishments, the most recent of which included a complete retrofit of its exterior, and upgrading of lobby areas and external pedestrian walkways. Republic Plaza, CDL’s flagship 66-storey commercial property in the heart of Raffles Place, also attained iconic status when it became the first Singapore project to be named the FIABCI Prix d’ Excellence Overall Winner in 1997. Fast forward a decade and CDL’s joint venture project – The Sail @ Marina Bay, with its striking sail-like silhouette, has replicated the Group’s success story by becoming one of the newest residential landmarks in the evolving Marina Bay city skyline of Singapore, whilst in the upmarket Orchard Road area, HLHL stamped its mark with the luxury The Tate Residences.

REWARDING PARTNERSHIPS HLHL and Mitsui Fudosan Co. Ltd., one of Japan’s biggest integrated real estate developers, became shareholders of TID Pte. Ltd. in 1972. The Optima @ Tanah Merah is a recent notable project by TID, while TID also collaborated with CDL on The Oceanfront @ Sentosa Cove.
HLHL, CDL and TID became shareholders of Tripartite Developers Pte. Limited in 1973 and the company acquired over 3 million square feet of land in the Upper Changi Road North area. Tripartite has since developed seven well-received condominiums within that land parcel – including Ferraria Park and The Gale. Two more condominiums are planned.
• The opening of the prestigious St. Regis Hotel & Residences Singapore marked several firsts. The St. Regis Residences is Singapore’s first branded residence, while The St. Regis Singapore was the first St. Regis to be introduced in Southeast Asia. The luxury project embodies the essence of refined elegance and stylish living and is the only one of its kind in Southeast Asia. The project is a joint venture by CDL, HLHL and TID Pte. Ltd. • 11 Tampines Concourse, the first CarbonNeutral ® development in Singapore and the Asia Pacific region, will see carbon emissions from the building’s construction and ongoing use reduced to ‘net zero’. Beyond sustainable design features such as an energy-efficient building envelope design, CDL made concerted efforts to use innovative eco-friendly building materials in the construction of the office development, which was completed in mid-2009. • City Square Mall is Singapore’s first eco-mall and the first with an integrated urban park. CDL has incorporated ‘green’ features such as eco-restrooms that save water and electricity, and an eco-roof that will harness solar power and rainwater.

A PLETHORA OF FIRSTS • A pioneer in Beijing in the early 1990s, HLHL created the prestigious US$300 million, 167-hectare Beijing Riviera residential development in the hub of the Chinese capital’s exclusive business district, Chaoyang. It was considered innovative as it was Beijing’s first gated community – providing a mix of villas, townhouses and apartments. Even today, the Beijing Riviera is a highly sought after residence in Beijing’s competitive residential landscape and is popular with diplomats and top company executives.

• The Quayside Isle Collection, in the heart of Sentosa Cove on Singapore’s southern resort island of Sentosa, will raise the bar for the industry in terms of luxury resort lifestyle offerings. With the introduction of a new hotel brand, branded residences, upmarket boutiques, shops and eateries, it will serve as a hub of activity for Sentosa Cove residents, visitors to the island and tourists alike. • The South Beach development by CDL and its joint venture partners will set yet another new benchmark in property development in Singapore. SUCCESS ABROAD Its experience and network has allowed the Group to spread its wings into the region. Fresh from its success with Beijing Riviera, HLHL build over 3,300 homes in the Coastal Skyline residential estate. With its superior waterfront location in the heart of Tung Chung, Hong Kong, the estate is just a 5-minute drive from the Hong Kong International Airport and 23 minutes away from central Hong Kong by the MTR metro system. Coastal Skyline is also the only residential development along the MTR line that features a unique mix of apartments in both high-rise and lowrise apartment blocks, as well as garden houses.

The Group has come a long way since CDL built its first condominium in neighbouring Malaysia in 1965. Recently, CDL was involved in the development and marketing of Millennium Residences in the fashionable Sukhumvit district of Bangkok, Thailand, through RECAP, a pan-Asian real estate fund, whilst HLHL has plans to seize new opportunities in the region.
AHEAD OF THE TIMES An early innovator, CDL was one of the first developers to spearhead stateof-the-art intelligent building designs incorporating interactivity, internetreadiness and eco-friendly features.
Savannah CondoPark for example, was the first condominium in Singapore to use photovoltaic panels to power the lights and water heater in the clubhouse, while City Square Mall is the prototype of an eco- and community-friendly shopping mall with a comprehensive range of innovative energy- and water-efficient features. Parc Emily, another award-winning development by CDL and TID Pte. Ltd., has adopted the best practices in design, procurement, construction and maintenance. It has introduced several industry firsts, including the innovative twin-chute pneumatic waste disposal system.
A SUSTAINABLE FUTURE The Hong Leong Group’s dedication to excellence has won it recognition from many quarters. In particular, the Group has made a conscious decision to be a green developer, a move that has been well-received by the industry and its customers. HLHL has received the BCA Green Mark Gold Award for its inclusion of green and energy-saving features at its freehold residential developments. CDL, on its part, has received numerous accolades such as the first and only Platinum winner of the Built Environment Leadership Award from the Building and Construction Authority (BCA) in 2009; the President’s Award for the Environment; and the inaugural BCA Green Mark Champion Award in 2008. It has been listed on the coveted FTSE4Good Index Series since 2002, for meeting globally recognised corporate responsibility standards.

A GROWING ASSET CHAIN Listed on the London Stock Exchange in 1996, Millennium & Copthorne Hotels plc (M&C) now owns and operates 120 hotels in 18 countries, with total assets amounting to ÂŁ2,933 billion (US$4,323 billion) as at the end of 2008.
Its 33,000 rooms world-wide make it the largest Asian-controlled hotel group (outside China) and one of the world’s top international hotel groups. M&C has more hotel openings in the pipeline, from Singapore to China, the Middle East to the United Kingdom.

GLOBAL HOSPITALITY It began modestly with the Group’s development and operation in 1970 of the then King’s Hotel in Singapore (known as Copthorne King’s today), moving on to the development of the Grand Hyatt Taipei in the late 1980s. Group hotel assets stood at just US$650 million in 1989.
Since then, M&C has developed its own management infrastructure to operate its hotels and that of others. It has also extended its global reach by forming a marketing alliance with Maritim Hotels, one of Germany’s largest hotel companies with 50 hotels in seven countries. Today, M&C flags flutter across the world from Stuttgart to Dubai, New York to London, Beijing to Singapore, and from Alaska to Auckland.

A COMPREHENSIVE PORTFOLIO
M&C offers four brands - Grand Millennium, Millennium, Copthorne and Kingsgate - to meet the needs of every traveller. The Grand Millennium and Millennium brands are, respectively, five-star and four-star deluxe properties in premier locations in international gateway cities, such as the Grand Millennium Beijing. M&C continues to fast-track its growth mainly via newlysecured management contracts in major destinations. The Copthorne brand has its origins in the Group’s 1995 acquisition of the Copthorne Hotels Group. This was a premier chain focused on regional centres within the UK, but by 1995 comprised 18 hotels located in the UK, France and Germany. The Group thus acquired a much soughtafter European profile. Copthorne hotels can now be found in close to 30 locations around the world, from Stuttgart in Germany to Queenstown in New Zealand. A prime example of the refined Copthorne style is the brand’s five-star flagship property, the Grand Copthorne Waterfront Hotel Singapore. Kingsgate is New Zealand’s largest brand with properties in all major cities in that country. In May 2006, the first Kingsgate Hotel in the UAE was announced.
M&C MILESTONES Early 90s Acquires The Gloucester (Millennium Gloucester), The Chelsea (Millennium Knightsbridge) and The Bailey’s Hotel (Millennium Bailey’s) in London. Acquires two major hotel chains in New Zealand, making the Group the largest hotel group there with 21 hotels.
1995 Acquires Copthorne Hotels, leading to the launch of the Group’s new global hotel umbrella brand, the Millennium Hotels & Resorts. The Group also acquires three New York hotels - the Hilton (Millenium Hilton) and The Macklowe (Millennium Broadway), as well as the landmark Plaza Hotel on Fifth Avenue, jointly acquired with Prince Alwaleed of Saudi Arabia. 1996 Lists on the London Stock Exchange, the first Singapore-owned company to achieve this.

1999 Acquires CDL’s portfolio of hotel assets in Asia and Australasia. In the same year, M&C acquires the Seoul Hilton and the Regal group of the USA. 2001 Enters into a global strategic marketing alliance with Maritim Hotels, one of Germany’s largest hotel companies. The group makes its foray into the Middle East, with several management contracts secured in the United Arab Emirates (UAE).
2003 The Millenium Hilton in New York is the first hotel in the Financial District to re-open its doors after extensive refurbishment, following damage sustained in the September 2001 attacks in the US. 2004 The company and its partner, Saudi Prince Alwaleed bin Talal, announce the sale of the Plaza Hotel for US$675 million—the highest per-room price ever paid for a New York hotel then. 2006 The group enters China when the Millennium Hongqiao Hotel Shanghai opens in October. 2007 The Grand Millennium brand, focusing on sophistication and luxury, makes its debut with the openings of the Grand Millennium Sukhumvit Bangkok and Grand Millennium Kuala Lumpur.
HOSPITALITY-RELATED ASSETS Singapore-listed CDL Hospitality Trusts is a stapled group comprising CDL Hospitality Real Estate Investment Trust (H-REIT) and CDL Hospitality Business Trust.
H-REIT, Singapore’s first hotel real estate investment trust, has a portfolio worth S$1.48 billion and 2,806 rooms, making it Singapore’s biggest hotel owner. Its Singapore hotel portfolio comprises Orchard Hotel, Grand Copthorrne Waterfront, M Hotel, Copthorne King’s and Novotel Clarke Quay, and the Orchard Hotel Shopping Arcade. In New Zealand, it owns Rendezvous Hotel Auckland. The H-REIT will continue to pursue opportunities for asset acquisitions. Hong Kong listed City e-Solutions Limited (CES), through business units Richfield Hospitality Inc. and Sceptre Hospitality Resources, provides collective services related to hotel operations. Richfield is a premium hotel management company with a strong track record of maximising profitability and asset values for its hotel owners. Sceptre specialises in helping independent hotels with electronic distribution and revenue generation services, and provides advanced booking technologies to help optimise revenue and hotel profitability.

2008 Continues expansion in Asia, with the openings of Grand Millennium Beijing, Copthorne Hotel Qingdao, Millennium Harbourview Hotel Xiamen and Millennium Resort Patong Phuket. 2009 & beyond – Opens the Copthorne Sheffield in the UK in January, Millennium Wuxi in China in June, bringing the number of hotels in China to five. More hotels are scheduled to open in Chengdu (China), Singapore, the Middle East, and in Southampton (2011/2012) and Liverpool (2012) in Britain.

The Group ventured into financial services with the incorporation of Hong Leong Finance (HLF) in the 1960s with a modest initial paid-up capital of S$6.04 million. Hong Leong’s listed financial arm merged with Singapore Finance in 2001 and is today the island’s largest finance company with a network of 28 branches. Over the years, HLF has expanded its line of products and services to cater to the financial needs of both individuals and the business community. This has allowed HLF to build a solid customer base and command a strong competitive position in the markets it serves. The company’s extensive suite of products and services includes fixed deposits and savings, mortgages and home loans, car loans and share financing. Flexible financing packages are tailored to meet the unique financial needs, budget and lifestyle of different customers. Its traditional business was in the supply of building products and materials, but it has since expanded into other businesses such as manufacturing, trading and distribution of consumer products, diesel engines and related products, industrial packaging products and biodegradable products. Today, its Singapore-listed subsidiary Hong Leong Asia Ltd (HLA) is the main vehicle for the Group’s trade and industrial businesses, with consolidated revenues of over S$3.6 billion as at end 2008. HLA’s holding company, Hong Leong Corporation Holdings Pte Ltd, continues to distribute Yamaha motorcycles and golf buggy equipment. such as the two new integrated resorts (IR). To strengthen its position as a major integrated building materials supplier in the region, HLA acquired a controlling stake in Tasek Corporation Berhad, Malaysia’s fourth largest integrated cement manufacturer, in 2009. HLA is also pushing ahead with the green movement through GPac, which develops and manufactures innovative and eco-friendly biodegradable products. Its primary product, pallets, is made from recycled compressed wood fibres and is used for industrial packaging and transportation. The pallets offer many benefits over traditional wooden ones, such as greater water resistance and termite resistance, eliminating the need for environmentally harmful fumigation. Clients also enjoy lower logistics costs due to the pallets’ lighter weight and nestable nature. GPac’s new plant in Malaysia offers cost competitiveness and will enable the company to make further inroads into industries which currently use plastic and wooden pallets. GPac is also looking to expand further into other markets including the Philippines, Australia and China.

SINGAPORE HLA’s building materials unit has played a key role in the building of many infrastructural Singaporean icons such as Changi International Airport and the mass rapid transit (MRT) system. located in Yulin City in the Guangxi Zhuang Autonomous Region, and Xiamen in Fujian province. GYMCL produces a full range of diesel engines for use in trucks, buses and coaches, as well as for marine applications and power generation. It is consistently ranked number 1 in diesel engine unit sales by the China Association of Automobile Manufacturers (CAAM). The “Yuchai” brand was awarded the “Chinese Brand of the Year” in the diesel engine category by the World Brand Laboratory in 2008. GYMCL is an industry leader in technology and new products, and its R&D team is also focused on the development of eco-friendly diesel engine technology to enhance its market leadership position.
THE REGION Rex Industrial Packaging Division produces a wide range of rigid plastic packaging products such as paint pails, jerry cans, drums and bottles for industrial and consumer use. In the business since 1992, it has operations in China, Singapore, Malaysia and Indonesia. CHINA HLA is well positioned with over 80 per cent of its manufacturing and distribution businesses in other Southeast Asian countries and China.
HLA has controlling stakes in three leading China-based manufacturing businesses, namely Henan Xinfei, China Yuchai International and Rex Industrial Packaging Division. Henan Xinfei is China’s second largest manufacturer of refrigerators and freezers with a production capacity of over 6 million units annually. It produces a full range of direct cooled and frost-free refrigerators and exports its products to over 50 countries in Europe, Middle East, Africa and the US. Listed on the New York Stock Exchange, China Yuchai International Limited’s (CYI) main operating subsidiary is Guangxi Yuchai Machinery Company Limited (GYMCL), China’s largest independent diesel engine manufacturer. GYMCL’s primary manufacturing facilities are Through CYI, HLA has stakes in Singapore-listed companies HL Global Enterprises Limited (HLGE) and Thakral Corporation Ltd (TCL). HLGE is primarily engaged in the business of investment holding, property development and hospitality operations while TCL is a China-focused consumer electronics distribution company.

THE FUTURE As HLA forges ahead, it is mindful of its corporate responsibilities. For instance, CYI, through GYMCL, is developing alternative fuels and environmentally friendly hybrid diesel engines as part of its “Green Technology” initiative, while Henan Xinfei is known for producing eco-friendly refrigerators. The company also aims to grow the business of GPac, as more companies realise that they can reduce their carbon footprint through their packaging choices.
HLA believes that it can build on its leadership position in its various business areas to deliver greater returns for its stakeholders.

Hong Leong Foundation, established in 1980, drives the Group’s philosophy that corporations should give back by paying it forward. The Foundation’s vision is to create opportunities for residents of Singapore to grow and develop by fostering education; helping the elderly and needy to lead fulfilling, healthy and active lives; and supporting culture and the arts. Its mission is to: • provide educational opportunities for children in Singapore • provide avenues to improve living standards for the aged, poor and needy • nurture local talents and extend Singapore’s creative horizons The Group’s companies also have their own community support programmes. its overall cash donations for that year to S$7 million. After the May 2008 earthquake in Sichuan, China, Millennium & Copthorne Hotels plc (M&C) responded swiftly with a S$200,000 donation towards the rebuilding of the Wolong Primary School that was destroyed. As part of its commitment to Corporate Social Responsibility (CSR), Hong Leong Holdings Ltd (HLHL) initiated a food distribution programme for 26 needy families identified by the Lion’s Befrienders in Singapore. Once a month, staff volunteers roll up their sleeves to put together and personally deliver food packs to the families. The company has more charitable activities in the pipeline. City Sunshine Club (CSC), City Developments Limited’s (CDL) employee volunteer platform, was established in 1999 to nurture a spirit of voluntarism among staff and to cultivate an engaged workforce. CSC has grown from strength to strength, evolving from a simple conduit for monthly elderly befriending and ad hoc visits to charity homes, to a progressive and vibrant platform

Since 1982, the Hong Leong Foundation has carried out annual cash giveaways. Starting in 2000, volunteers from the Group’s staff pitched in to help with the giveaways. In 2008, for its annual cash giveaways, the Foundation distributed cash gifts of nearly S$380,000 to more than 3,600 needy elderly people. This took

with a sizeable network of outreach programmes catering to children and youth development through characterbuilding mentorship initiatives, helping the less fortunate and supporting CDL’s overall CSR vision. Since 2005, CDL’s volunteer hours totalled 2,500 hours annually. Today, over 60 per cent of CDL’s employees engage in volunteer work.

HERITAGE In 2008, Hong Leong Foundation committed an additional S$5 million over three years to the Asian Civilisations Museum, to help bolster appreciation and awareness of Chinese history and culture. The Foundation had made a S$2.8 million donation in 2001. In 2009, the Foundation was given the Distinguished Patron of Heritage Award. ARTS Hong Leong Foundation, a long-time supporter of the Singapore Arts Festival, also sponsored its successful 2009 season. The Foundation received the Distinguished Patron of the Arts award in 2003, 2007 and 2008 for its donations to various arts groups.
NATIONAL INITIATIVES Hong Leong Foundation was a sponsor of the inaugural Singapore Season in London, which brought performances by groups like the Singapore Dance Theatre and Singapore Chinese Orchestra to appreciative audiences. It also sponsored the second Singapore Season in Shanghai. In 2009, M&C was a sponsor for the successful Singapore Day event in London. CORPORATE SOCIAL RESPONSIBILITY (CSR)
CSR has been integral to CDL’s corporate vision for over a decade, founded on a genuine commitment to creating a better living and working environment for all. Beyond achieving business excellence, CDL believes in giving back to the community and caring for the environment. CDL has been listed on the FTSE4Good Index Series since 2002 and is a founding member of Singapore Compact and a pioneer Singapore signatory of the UN Global Compact to support the advancement of responsible corporate citizenship.

In 2008, CDL endorsed the UN Caring for Climate statement to mobilise the business community to develop solutions to reduce climate risk. M&C is pooling its community and other related projects into a comprehensive CSR programme, which will position the company as a hotelier of choice.
The Hong Leong Olympics prize giving ceremony is held at the HLGSRC’s Annual General Meeting cum Dinner, which provides yet another opportunity for the Group’s staff to meet and mingle. The annual year-end gathering sees attendance by an average of 550 to 600 staff. The Hong Leong Group Family Day is another key highlight in the calendar, with past events held at the Singapore Zoo, Sentosa and other popular attractions. Throughout the year, the HLGSRC organises cooking, grooming and other recreational courses, sales bazaars, and also passes on great deals on movie tickets or fitness memberships to all staff. Short trips to Malaysia and Batam are also organised three to four times a year and have included shopping trips to Johor Bahru, Malacca and Kuala Lumpur, as well as tours of kampongs (Malay for villages) and fruit farms. Local farm tours are also organised during the school holidays.
BUILDING TEAM SPIRIT
In addition to helping those in the community, the Group also endeavours to build a strong community spirit within its companies. Annually, the Hong Leong Group Sports & Recreation Club (HLGSRC) organises the Hong Leong Olympics which runs over the course of 12-14 weeks from June to October. On average, about 350 employees participate in a variety of events from badminton and golf to carrom, and team events like solving jigsaw puzzles. The Hong Leong Olympics culminates on a Sunday at a sports stadium for staff and their families, with highlights such as an arts & crafts competition and mini track events for the children. In addition to athletic events, a tug-of-war and games such as precision ball throw and the traditional chatek game also bring employees from the Group’s diverse businesses together for some friendly competition.
